Within your latest email from us, we will have gone out to tender for your project, for us to undertake your project requirements.
I can confirm that we have tendered your project for your Building Control Approved Inspectors for your project.
An approved inspector will undertake a project plan appraisal for your drawings submission from both the Architectural and the Structural Engineering work including building specifications and calculations. They will ensure that any building work being undertaken for your project is being delivered in compliance with the latest Building Regulations.
Building Control Approved Inspector will check the plans that we submit to them to ensure from a plan perspective the works comply with building regulations and standards. A building control officer is responsible for assessing and approving plans, inspecting building works, and ensuring compliance with building regulations.
Building Control Approved Inspectors will attend your site when the building work is being undertaken to ensure that building work complies with building regulations.
This is to ensure that your project is compliance is independently verified.
Ensuring the submitted building works comply with building regulations and standards.
A building control officer is responsible for assessing and approving plans, inspecting building works, and ensuring compliance with building regulations.
The approved inspector's responsibilities include plan assessments, inspecting building works, issuing building control certificates, and providing advice and guidance to building owners and contractors.
Both building control officers and approved inspectors are responsible for ensuring that building works are safe, sustainable, and energy-efficient, and comply with relevant regulations and standards.
Your approved inspector will be taking responsibility for your project through the use of inspecting any building work through a series of project site inspections with your appointed contractor.
Issue an initial notice to register your project for building regulations.
Check the design submission within fourteen working days, subject to the project complexity.
Undertake all necessary statutory consultations, such as with the fire service and water authority, as required.
Undertake any observations within written format so we can amend our drawings to ensure they’re compliant.
Undertake the project site inspections required to meet their statutory function.
Where specifically included within their fee, attend design team meetings as required and as previously agreed.
Issue the Final Certificate upon the completion of works and compliance with Building Regulations.
Within your email from Architecture North, you will have a tender submission of all of the Approved Inspector to work on your project for your consideration.
You can confirm your appointment for the Building Control Approved Inspectors by following the form overleaf to confirm who you would like to be appointed for your appointed Approved Inspector for your Project Team.
Upon appointment of your chosen approved inspector, you will receive an invoice for the full payment amount of their tender amount.
Unfortunately, we cannot advise you on who to appoint for your project as we need to remain impartial and unbiased towards all submitted tenders.
Once you have appointed your approved inspector we will send your client-approved DWG files to your appointed approved inspector, then once your structural engineer documents are undertaken we will submit this to your approved inspector, where we will raise the final invoice for the final payment of their scope of work.
Once full payment has been received, we will ask for your approved inspector for a project timeframe of when they will validate your project decision for your project, once we have received your report, this will be issued to you in digital format.

Once you have undertaken all the building regulations meeting with AN and you have all of these documents in place you are in a full position to appoint your project contractor.

↓ Builder’s Notice.
A builder's notice, is a simple form of approval process that can be used for small or uncomplicated building works.
It involves submitting a notice to the building control authority before the work begins, giving them 48 hours' notice of the intended start date.
The builder's notice is intended to notify the building control authority that works are being carried out and provide basic information about the proposed construction.
The building control authority may carry out inspections during or after the construction to ensure that the works comply with building regulations.

↓ Full Plans Appraisal.
A full plans appraisal involves submitting detailed plans and specifications of the proposed construction work to the building control authority for review and approval before the work begins.
The building control authority will check the plans to ensure that they comply with building regulations and will provide feedback on any changes that may be required.
Once the plans are approved, construction can begin, and the building control authority will carry out inspections at various stages of the construction to ensure that the work is being carried out in accordance with the approved plans.
