Within our professional scope of services with you, we ensure that we undertake the best level of service to ensure you get the best results for your bespoke brief, developed in a professional manner and submitted to the Local Authority.
Unfortunately, there isn’t a written book of what your Planning Case Officer will expect for every single project, with your bespoke project brief, as we all require different needs.
Professionally at the expiry of consultation, we will consult with your Planning Case Officer to view the comments of the professional bodies comments on your application, and what your surrounding neighbours comment on your application.
At this point, we can brief you on the surrounding context on your application, but usually, until your Planning Case Officer has undertaken their site survey, this can be undertaken in person, or online, they will make comments about your application.
Two weeks prior to your decision we will discuss your application at length with your Planning Case Officer, and they may highlight concerns that they have in regards to your application, this can be, but are not limited to;
Massing,
Scale,
Facade,
Design Layout,
Proportions, etc.
Whilst we professionally use our best experience for your application, we cannot foresee what each case officer will present for each application, therefore, we cannot predict what each site requires as we are not the local authority.
Initially, we would always argue your case on the behalf of your application, ensuring that the scheme that we have put forward is being considered fairly, however, at this point of our scope of services, we will always discuss your routes for your application, we can either
Allow the Planning Case Officer to refuse the application.
Withdraw your application from the Planning Registration — so that you do not receive a refused application on your site/project.
Take onboard your Planning Case Officer’s comments, request an extension of time for AN to amend your drawings as per the case officer’s requests, which you understand will raise a relevant invoice for your scope of services, under the agreed disbursement rates
Reject your Planning Case Officer’s comments, and do not amend the drawings as per the case officer’s requests, and call your application into committee, which will raise a relevant invoice for your scope of services, under the agreed disbursement rates.
If you choose to allow the Planning Case Officer to refuse the application, we will make contact with your case officer in writing of your instructions to allow them to refuse the application. This means that your project/site will be publicly seen that your application has been refused.
Choosing to withdraw your application, means that we will make contact with the Planning Registration, allowing your application to be withdrawn, and it will be seen that it has been withdrawn, but you do not have a decision notice for your application.
Should you choose to take on board your Planning Case Officers comments, we will need to seek an extension of time where we work on your drawings to undertake your Planning Case Officers comments, this means that a new, agreed deadline for issuing a decision notice is met, for local planning authorities, this will have been considered to have met the requirements government’s performance requirements. Where we will raise a relevant invoice for your scope of services, under the agreed disbursement rates.
If you choose to reject your Planning Case Officers comments, and not amend your drawings, we will need to call your application into committee, where we will prepare a specific statement of case, supported by your ethos of the proposal, followed by our drawings, documents, plans, renders and site photos, which will raise a relevant invoice for your scope of services, under the agreed disbursement rates.
Continuing with the latter options on a time basis will be charged on a disbursement rate fee, where we track the time spent on the relevant scope of services.
You will sign off the relevant documents and drawings to ensure that you are satisfied with the drawings, where once you’ve signed off, the relevant invoice will be raised for the extension of time.
Once your invoice has been paid, your relevant documents will be issued to your Planning Case Officer. Submission of any relevant documents will not commence until payment has been received.
